About

Every line is a decision.

Lintel NY was founded on a simple premise: homeowners deserve the same rigor in their renovation that architects bring to their drawings.

Our Story

Lintel NY was started by Saif Anwar to bring transparency, documentation, and accountability to residential home improvement contracting in New York City and Long Island.

The construction industry has a reputation problem — and most of it is earned. Vague estimates, handshake agreements, hidden fees, and disappearing contractors are not bugs in the system. They are the system. Lintel NY exists to replace that system with one built on written documentation, transparent pricing, and verifiable references.

Every project gets a written contract with a detailed scope of work. Every estimate includes line-item pricing. Every change to the scope requires a signed change order. Every project closes with a formal punch list, full documentation, and a 2-year labor warranty. This is not marketing language — it is operating procedure.

What Makes Us Different

Five commitments we make on every project.

01
Written Contracts on Every Job
NYC HIC-compliant contracts with detailed scope of work, line-item pricing, payment schedule, timeline, warranty terms, and your 3-day right to cancel. No verbal agreements. No handshake deals.
02
Transparent Cost Breakdowns
Line-item estimates broken down by trade and material. No vague allowances. No hidden fees. You see exactly what you're paying for before you commit to anything.
03
Permit-Aware Execution
We file all required NYC DOB and Long Island township permits as part of your project scope. Permit fees are a line item in your estimate. We never start permitted work without permits in hand.
04
Dual Long Island Coverage
Registered in both Nassau and Suffolk counties. We apply the same written contract standards, permit discipline, and documentation process to Long Island projects that we use in NYC.
05
Documented Closeout
Formal punch list walkthrough. Final payment after sign-off only. DOB inspection documentation. 2-year labor warranty certificate. Full lien waiver confirming all subcontractors and suppliers have been paid.
