The Warranty

Labor warranty on all work.

Every Lintel NY project comes with a labor warranty covering defects in workmanship. If something we installed fails because of how it was installed — not because of material failure, homeowner misuse, or normal wear — we return to correct it at no charge within the warranty period. Interior renovations carry a 2-year labor warranty. Roofing installations carry extended warranties: 10 years on flat membrane systems (EPDM/TPO) and 5 years on pitched shingles — reflecting the higher durability standards expected of exterior envelope work.

Tile grout failures caused by improper installation. Plumbing fittings that leak due to improper connection. Paint adhesion failure on properly prepared surfaces. Electrical connections that fail due to installation error. Carpentry that separates due to inadequate fastening.

Waterproofing Failures
If a shower pan or wall membrane fails within 2 years due to installation deficiency, we remediate and reinstall at no charge. Waterproofing is the most critical element of a bathroom renovation — we flood-test every shower pan before tile goes down and stand behind that work.
Not Covered
Material Manufacturer Defects
Material failures (defective tile, plumbing fixtures, appliances) are covered by the manufacturer's warranty, not our labor warranty. We document all installed materials and can assist you in pursuing a manufacturer warranty claim.
Not Covered
Normal Wear & Homeowner Misuse
Grout discoloration from inadequate sealing maintenance. Damage from water infiltration caused by building envelope issues outside the renovation scope. Physical damage from moving furniture or appliances. Normal wear on finishes over time.

The Closeout Process

How a project officially ends.

Most contractors consider a project done when the work is physically complete. We don't. A project is done when the punch list is signed, documentation is delivered, and you are satisfied. Final payment is collected only after that point.

Substantial Completion
We notify you when the project is substantially complete — meaning all major work is done and the space is usable. This triggers the punch list walkthrough, not final payment.

Formal Punch List Walkthrough
We walk through the completed project together — you, the project lead, and a punch list form. Every minor deficiency, touch-up, hardware adjustment, or unfinished item is listed and assigned a resolution timeline. No item is dismissed. No item is argued. It goes on the list.

Punch List Resolution
All punch list items are addressed — typically within 5 business days of the walkthrough. We return with the appropriate tradespeople to resolve each item. You confirm each item is resolved before it's marked complete.

DOB Inspection (If Applicable)
For permitted work, we schedule and attend the NYC DOB final inspection and obtain the sign-off. The inspection sign-off document is included in your closeout package. This is your legal record that the work was inspected and approved.

Closeout Documentation Delivered
You receive the full closeout package: signed punch list, DOB sign-off (if applicable), warranty certificate, product warranties for installed fixtures, and a final lien waiver confirming all subcontractors and suppliers have been paid in full — protecting you from any third-party lien claims on your property.

Final Payment
Final payment is collected after the punch list is signed, all outstanding items are resolved, and you confirm satisfaction with the completed work. Not before. We never collect final payment and disappear — the final payment is the handshake that closes the project.

The warranty covers defects in workmanship — failures that result from how the work was installed, not from material defects, homeowner misuse, or normal wear. Interior renovations carry a 2-year labor warranty. Roofing carries extended warranties: 10 years on flat membrane systems, 5 years on pitched shingles. If tile grout cracks because of improper installation, we fix it. If a plumbing fitting leaks because of a bad connection we made, we fix it. If a fixture fails because the manufacturer produced a defective product, that's a manufacturer warranty claim — which we'll help you pursue.

We'll schedule a site visit to assess the problem, determine if it's a workmanship defect covered under warranty, and schedule the repair. We respond to warranty requests within 2 business days and schedule repairs within 10 business days of confirmation.
A lien waiver is a document from the contractor (and subcontractors) confirming they've been paid in full and waiving the right to file a mechanic's lien on your property. A mechanic's lien is a legal claim against your property that can complicate a future sale or refinance. Our final lien waiver confirms that every subcontractor and supplier we used on your project has been paid — protecting you from any third-party claims after project completion.
Every item you identify at the punch list walkthrough goes on the list. We don't argue about punch list items — if you see something that needs attention, it gets addressed. Final payment is withheld until all punch list items are resolved and you confirm satisfaction. That's the entire point of the process.
