NYC Home Improvement Contractor License

New York City requires all home improvement contractors doing work valued at $200 or more to hold a valid Home Improvement Contractor (HIC) license issued by the Department of Consumer and Worker Protection (DCWP). This license verifies that the contractor is legally authorized to perform residential renovation work in all five NYC boroughs.

Unlicensed contractors cannot legally enter into binding home improvement contracts in NYC. Homeowners who hire unlicensed contractors have limited legal recourse if disputes arise, and co-op and condo boards typically require license documentation as part of their alteration agreement approval process.

EPA RRP Certification

Lead-Safe Certified Renovator

The EPA Renovation, Repair, and Painting (RRP) Rule requires contractors working in pre-1978 housing to be certified in lead-safe work practices. Much of New York City's housing stock — including brownstones, co-ops, and pre-war apartment buildings — was built before 1978 and may contain lead-based paint.

Long Island Registration

Nassau & Suffolk Counties

Lintel NY is registered to perform home improvement contracting work in both Nassau County and Suffolk County. Many NYC-based contractors are not registered for Long Island work. Our dual registration allows homeowners in Nassau and Suffolk to work with a licensed, documented contractor under the same contract standards we apply in the city.

Insurance Coverage

What we carry — and why it matters.

General Liability Insurance
Covers property damage and bodily injury to third parties (you, your neighbors, your building) resulting from our work. If a pipe bursts during our renovation and damages the apartment below, GL insurance covers the claim. Co-op and condo boards require this coverage — typically $1M per occurrence — before approving any alteration agreement.
Workers' Compensation Insurance
Covers medical expenses and lost wages for our workers if they're injured on your property. Without workers' comp, an injured worker could pursue a claim directly against the property owner. This is required by New York State law for any contractor with employees. Ask for proof before any contractor starts work in your home.
Certificate of Insurance (COI)
A COI is a document from our insurance carrier confirming coverage details. We can produce a COI within 24 hours and can name your building's managing agent, co-op board, or condo association as an additional insured. This is standard for NYC renovation work and required by most buildings.
What to Ask Every Contractor
Before any contractor starts work: (1) Ask for their HIC license number and verify it on DCWP. (2) Ask for a COI — a real COI comes from the insurance company, not a handwritten note. (3) Ask for EPA RRP certification if the home was built before 1978. (4) Ask for a written contract with a detailed scope of work. Verbal agreements are not enforceable under NYC law.

An unlicensed contractor cannot legally enter into a binding home improvement contract in NYC. If a dispute arises with an unlicensed contractor, you have limited legal recourse. The HIC license also ties the contractor to DCWP's complaint process.
